Tustin spans more than a century of housing styles in a few square miles — 1880s craftsman bungalows in Old Town with 28-inch doorways and original plaster walls, all the way to Tustin Legacy condos on the former Marine air base that need elevator reservations and HOA COIs. We prepare for every era of home in Tustin before the truck rolls.

Three real Tustin jobs across three different eras of the city — specific neighborhoods, real access challenges, no invented details.
A 3-bedroom Victorian on El Camino Real in Old Town — no driveway, street-only staging, and a city street-use permit required for the truck. We filed the permit three days out and staged on a side street off Main. Interior doorways measured 28 and 30 inches on the two narrowest passes; the 1910s plaster walls throughout the home were in exceptional condition. We laid floor runners across the full hardwood carry path, padded every doorframe with corner guards and moving blankets, and disassembled a 1940s armoire in-place before any carry. Delivered to Irvine with zero contact marks on walls, floors, or furniture.
A 2-bedroom condo in a Columbus Grove elevator building — the HOA required a COI addressed to the management company, elevator pad reservation (confirmed 72 hours in advance), and a weekday-morning move-in window (8 AM–noon). We handled all documentation before the week of the move, confirmed the loading zone truck clearance (the structured garage limited entry to vehicles under 10 feet in height), and brought our cargo van for the first shuttle run from the elevator to the staging area. Three-person crew, 4.5 hours, delivered to Costa Mesa the same morning.
A 4-bedroom, 2-story home in a gated pocket community within Tustin Ranch — the sub-HOA required advance truck registration and gate code coordination with the property manager. We booked the gate access two weeks out, confirmed the street width inside the pocket community could accommodate our 26-footer, and ran a full pack service: kitchen, three kids' rooms, a home gym in the garage, and a built-in entertainment center that required on-site disassembly. Four-person crew, 9 hours, full staging setup completed at the Mission Viejo destination. Family was sleeping in their new home that night.
From 1880s craftsman bungalows in Old Town to Tustin Legacy condos on the old Marine air base — Tustin's neighborhoods span over 140 years of housing. We've moved across all of them and know what each one requires.
Old Town plaster walls, Tustin Legacy elevator windows, Lemon Heights driveways, North Tustin gates — answered. Or call: (949) 257-2521.
(949) 257-2521All of Tustin — Old Town Tustin (El Camino Real, Main St corridor), Tustin Legacy / Columbus Grove, Tustin Ranch, Lemon Heights, North Tustin, and the Red Hill / First Street apartment corridor. Zip codes 92780 and 92782. We also serve the unincorporated North Tustin hillside estates. We've moved across every Tustin neighborhood since 2021 — from 1880s craftsman bungalows to brand-new Tustin Legacy condos — and the approach is completely different for each.
Old Town Tustin homes require a fundamentally different preparation than a standard OC move. Many properties on El Camino Real and Main St have no driveway — the only truck staging option is a street permit or a nearby side street. Original doorways in 1880s–1940s construction run 28–32 inches, and the interior plaster walls are irreplaceable — one scrape from a furniture corner can damage original finish that can't be matched. We measure every doorway and passage before any item is wrapped, disassemble furniture in-place when needed, and use blanket-only wrapping on anything moving near plaster walls — never bare furniture against those surfaces.
Tustin Legacy and Columbus Grove buildings operate like Irvine's high-density residential — strict move-in windows (typically weekday mornings only), elevator pad reservation required in advance, and a Certificate of Insurance addressed to the HOA management company before any truck can stage in the loading zone. We handle all documentation before your move date: COI, elevator reservation, and loading zone confirmation. Tustin Legacy's structured parking also limits truck size in some garages — we assess this when booking and bring the appropriately sized truck.
Yes — both regularly. Lemon Heights is an unincorporated area on Tustin's western edge with older estate lots, a semi-rural feel, and long private driveways that occasionally can't support the weight of a fully loaded 26-foot moving truck. We pre-assess weight-bearing capacity and driveway surface condition before move day and use a smaller shuttle truck when needed. North Tustin has upscale hillside estates with large lots — some with gated or coded entries requiring advance notice — and no through-streets that add routing time. Both areas are planned into the job before we arrive.
Hardwood floors in Old Town Tustin homes are original growth-grain wood that can't be refinished to match once scratched — we lay floor runners the full length of every carry path before any load-out begins. Plaster walls are protected with corner guards at every doorframe and blanket-pads over any wall surface within 18 inches of a carry path. We never use adhesive tape on plaster. For homes with decorative tile, tin ceilings, or original millwork, we identify those features during a pre-move walkthrough and adjust our carry routes to avoid them.
2–3 weeks for most Tustin moves; 3–4 weeks for Tustin Legacy buildings (elevator reservation and HOA COI lead time) and Old Town Tustin homes where street-permit logistics apply. Summer (June–August) fills fastest, particularly for Tustin Ranch family moves timed around school year. Red Hill and First Street apartment moves can often be accommodated with shorter notice.
